According to Antoine Bulsink, these worlds strengthen each other. The experience built up in recent years in complex construction and execution processes also provides significant added value in transformation and repurposing projects. “The challenge is becoming increasingly complex. That is exactly why it is important that development, technology and execution are not organised separately. By bringing these disciplines together from the start, projects are created that are not only ambitious, but can also actually be realised.”

The housing challenge is often linked to new-build development. At the same time, pressure on available space is increasing, and offices, shops and other commercial buildings are increasingly changing function. As a result, attention is shifting more emphatically towards the redevelopment of existing real estate.

Feasibility as the starting point 

According to Koen van Tartwijk, Operations Director at Bulsink, the challenge lies not only in developing a good plan, but above all in realising it. “Many plans look good on paper, until the existing structure defines the limits. That is precisely why, as a developing contractor, you want to be involved in a project at an early stage. Only then can you properly safeguard technical feasibility, planning and execution.”

Where redevelopment was once often seen as a design challenge, today it increasingly revolves around feasibility of execution. Existing buildings come with their own technical and spatial conditions. Structures, installations, regulations and budgets ultimately determine which possibilities are actually available. “That is why we bring development, engineering and construction together early in the process. This leads to better decisions and greater control throughout the entire process,” says Van Tartwijk.

Redevelopment in practice

This development is now reflected in a wide range of projects throughout the Netherlands. On Geldropseweg in Eindhoven, Bulsink recently transformed a former office building with a commercial plinth into twenty-four modern apartments.

In Tilburg, Bulsink is transforming former commercial spaces into eighteen sustainable city apartments and two office spaces with De Pieter. The first apartments have now been delivered. In Waalwijk, the transformation of a former office building into nineteen apartments will also start shortly.

In addition, Bulsink is working on larger inner-city projects. In Rotterdam, work is currently underway on the iconic post-war reconstruction building Katshoek. Here, 245 apartments are being realised, supplemented by a commercial plinth and an additional rooftop extension.
