Redevelopment Katshoek
The Katshoek building in Rotterdam is being transformed from a multi-tenant office building into a residential building with approximately 245 appartments, an active ground-floor plinth, and a rooftop extension adding one and a half storeys.
Strategic Planning
For Bulsink Bouw & Ontwikkeling, Katshoek is an example of how successful transformation is determined in the early stages of planning. It is particularly in the detailed design (DO) phase that it becomes clear whether an ambition is technically feasible, buildable, and executable.
from concept to execution
In this project, Bulsink is involved at an early stage as a strategic and technically driven construction partner. Bulsink is responsible for the development of the project from the DO phase onward, enabling the use of market knowledge at an early stage to increase the project’s feasibility. Structural and building services engineering challenges have been examined integrally, risks have been identified and translated into concrete solution directions.
Together with the developer, work has been carried out to optimize the design, develop the construction methodology and phasing, and establish realistic planning scenarios. Decisions have been substantiated based on buildability, creating a solid foundation for the further realization of the project.
Transformation Begins
Katshoek is currently in the demolition phase, the first visible step in the transformation. Careful preparation ensures that this phase proceeds in a controlled and well-structured manner — with a clear path toward the next stages of construction.
