Building 4 hotels at the same time
Bulsink, among other things specialized in building hospitality projects, currently has four different hotels under construction. Manager Operations Marcel Klerks explains how they keep everything on track: working with dedicated client teams, investing thorough preparation and taking charge during execution.
How Bulsink keeps everything on track
In Vlissingen, Bulsink is transforming the former Zeevaartschool into a four-star hotel. At the Best Western City Hotel Gouda, the lobby and restaurant areas are getting a complete makeover. Right next to the Sint Jan in ‘s-Hertogenbosch, the new boutique hotel The Saints will soon open its doors. And in Roosendaal, the classic Hotel Central is undergoing a major renovation. As general contractor, Bulsink is responsible for the entire construction process, up to and including the turnkey delivery.
Details and challenges
Each project has its own unique details and challenges, Marcel explains. For example, the Zeevaartsschool and The Saints involve historic buildings. “The permit process is often longer in such cases, because it involves various rules and conditions. Additionally, it’s important to maintain good communication with the municipality. We unburden our clients by managing the entire permit process for them”.
In Gouda the logistics of the renovation pose the biggest challenge: the Best Western remains open during the entire construction period. “Phasing is crucial, to ensure that all facilities remain easily accessible for guests and minimize disruption”.
The project in Roosendaal is characterised by the high level of personal attention from the client. “Hotel Central is run by a young entrepreneurial couple who had already created a prototype room themselves. It’s up to us to translate those plans into the rest of the hotel within budget while maintaining quality. We fully involve them in the process.”
Thorough preparation
Building multiple hotels at the same time, while considering the specific needs of each client, requires detailed planning and good coordination. But above all: prioritizing the client’s needs. “We put a lot of energy into the initial phase,’ says Marcel. “The design, the permit process, the specific requests and needs of a client. By taking a step back to get to know the client, we ensure that we can build quickly, efficiently, and within budget at a later stage.”
Dedicated client teams
“When the plans become more concrete, we form a team that fits the client and the project. A dedicated client team that fully immerses itself in the project. This ensures that there is always 100% focus on the client’s needs and requirements, no matter how many projects we are handling simultaneously.”
The client teams consist of a project manager, a project engineer, a modeler, and a site supervisor. As general contractor, Bulsink takes the lead and, with it, the responsibility to oversee the process, manage the schedule and maintain momentum.”

This speed is ‘typical Bulsink’, Marcel explains. “ Three out of four projects, we truly excel in planning. In Gouda, the completion is scheduled nine weeks after the project start, without needing to close. We are completing the renovation of the Zeevaartsschool in six months instead of the expected twelve.”
