Construction in a monumental building
Hotel The Saints
In the heart of ’s-Hertogenbosch, on the Parade and next to the iconic St. John's Cathedral, stands the luxurious boutique Hotel The Saints. The renovated buildings, with a history spanning 130 years, have been carefully transformed while preserving their monumental status. This hotel renovation has created a harmonious blend of historical heritage and contemporary luxury — resulting in a truly unique guest experience.
Challenges of renovating a
monumental building
Working on historical buildings presents unique challenges — it requires adaptability, precision, and consideration to heritage elements.
During the renovation of Hotel The Saints, unforeseen circumstances led us to rethink our construction approach. As Project Manager Michiel Horsten explains in the video, we reversed the original workflow and restructured the plan to minimize disruption and maintain momentum on site.
A Tailored Construction Approach
We approached the project like a custom build inside a historic shell. Each step demanded a solution — from structural adaptations to carefully working around preserved architectural elements such as original timber beams, fireplaces, and ornate ceiling decorations. Smart planning, on-site flexibility, and close coordination made it possible to meet tight timelines without compromising on quality or the building’s monumental status.
Managing the complex permitting process was an integral part of this. We worked closely with the municipality to ensure full compliance with all heritage and building regulations — taking ownership of the entire process and unburdening the client every step of the way.
Modern Innovations
A 24/7 Hologram Host
With construction complete and heritage preserved, the next step was to integrate modern innovations that align with the hotel’s future-proof vision.
The result is a fully renovated boutique hotel where historical details blend seamlessly with contemporary comfort. Hotel The Saints offers 25 luxurious rooms, flexible meeting spaces, and a stylish bar — all within a monumental setting.
A standout feature is the 24/7 reception, powered by a hologram host. Guests interact in real time with a remote receptionist via a holographic display, combining round-the-clock service with a personal, high-tech experience.
